Atlantic City’s Housing Boom Continues: K. Hovnanian Breaks Ground in the Inlet

There are certain days when a groundbreaking is about more than shovels, hard hats and a photo opportunity.

Today is one of those days in Atlantic City.

Today, August 12, construction officially gets underway on The Terraces at Absecon Inlet, a new 38-townhome development from K. Hovnanian Homes at New Hampshire and Pacific Avenues.

And Folks, I think the bigger story here isn’t simply 38 new homes.

It’s what those homes could represent for the future of Atlantic City’s Inlet.

38 New Townhomes — And This Is Just the Beginning

The first phase of The Terraces at Absecon Inlet will bring 38 fee-simple townhomes to property along Dewey Place, New Hampshire Avenue and Pacific Avenue.

The project has already gone through the land-use process with the Casino Reinvestment Development Authority. CRDA records show the development consists of 39 lots — 38 for the townhomes and one supporting lot for the development.

The homes are expected to be approximately 1,820 square feet, with three bedrooms, two-and-a-half bathrooms, first-floor garages, driveway parking and dedicated circuits for electric-vehicle charging.

That’s meaningful new construction in a part of Atlantic City that has been waiting a long time for this kind of sustained residential investment.

Today’s groundbreaking is scheduled for 11:00 a.m. at New Hampshire and Pacific Avenues, with Atlantic City officials and representatives from K. Hovnanian participating.

Why K. Hovnanian Coming to Atlantic City Matters

If you’re not familiar with K. Hovnanian, this isn’t a small developer testing the waters with one project.

K. Hovnanian Homes is a major national homebuilder with more than 65 years of history. The company was founded by Kevork Hovnanian and is now in its third generation of Hovnanian family leadership.

The company builds modern new-construction communities with an emphasis on energy efficiency, contemporary floor plans and curated interior-design options.

When a homebuilder with that kind of history and national footprint makes an investment in Atlantic City, I pay attention.

Because they’re not just building houses. They’re making a bet on a neighborhood.

The Bigger Number: Nearly 300 Homes

Here’s where we need to make an important distinction.

There are 38 townhomes in The Terraces at Absecon Inlet project breaking ground now.

But Atlantic City has discussed K. Hovnanian’s broader plans as potentially bringing nearly 300 new housing units to the city.

Those are not 300 homes going up on this one block tomorrow morning.

They’re part of a much bigger development picture.

Another potential K. Hovnanian project has also been discussed for property along Pacific Avenue between Boston and Montpelier Avenues, near the former Atlantic Club.

So what we’re watching today may be the first visible chapter of a much larger K. Hovnanian investment in Atlantic City as well as other developers Keith Groff, Pat Fasano and others.

Atlantic City will always be known for casinos, entertainment, restaurants, conventions and that famous Boardwalk. Those are a huge part of what makes this town special.

But a healthy Atlantic City also needs people who live here as well as owning Jersey shore 2nd homes.

People walking their dogs in the morning. Kids riding bikes. Neighbors grabbing dinner. Homeowners maintaining properties. Families spending money at local businesses. People who aren’t just visiting Atlantic City for the weekend, but who have an address here.

That’s how neighborhoods grow.

Imagine the Inlet Five Years From Now

If you’ve spent enough time around Atlantic City, you know how much potential the Inlet has always had.

You have the ocean. You have the Boardwalk. You have the lighthouse. You have the marina nearby. And you’re only minutes from everything happening in the casino district.

Now imagine hundreds of new homes mixed into that landscape.

Imagine more year-round residents, more foot traffic, new businesses following those residents and vacant or underused land becoming active neighborhoods.

That’s why I think today’s groundbreaking deserves attention.

One ceremony doesn’t transform a neighborhood. Sustained investment does.

And right now, we’re starting to see several pieces moving in the same direction.
